From a place of this size, you always expect no service and a little dirty room. The lady at the front desk was very kind. Her smile was welcoming and she took care of things quickly. The room was clean. The linens were clean. The TV worked well and there was a list of channels to make it easy to find what I was used to watching. I was so pleasantly surprised. I also liked that this place was so well positioned to the interstate.

Bad construction right now ... Cute town, not a lot of selection. Did find a great breakfast place, The Lone Oak Cafe. Good service, great food. Pelligrinos Italian was not a really great experience. Bland food, bad to non-existent service. I do not recommend this place. We cancelled reservation after seeing the room.
We cancelled reservation after seeing the room. It was not a 4 star like it was rated on Booking.com. The bedspreads were dirty and stained, There were cigarette burn holes in the thread bare sheets, The white towel were thread bare and grey . It was not clean nor did it feel safe. The owner looked at the room with us and agreed to refund my money for my 3 night stay . He also refunded the first night rate that he didn't have to. We stayed there 4 or 5 years ago for a wedding in Sanger and the place wasn't fancy , but it was clean. Not sure what happened.

If you need to be anywhere near Denton or Gainesville, this is a perfect place to pick... ESPECIALLY for being under the $100 price point.
