I read some of the other reviews of Dune Resorts Properties, the photos are a bit deceiving to say the least and the web site should be updated/upgraded to give better descriptions of each unit. We stayed in a 2 bed/1 bath unit upper level ocean / dune front, service great staff very good and pleasant, aside from a few bugs (silverfish I think) the place was quite nice. This is the fourth property I've stayed in, others Surf Club, Winward Shores, Driftwood and now Ocean Colony. Would stay in this owners unit again. Just wish there was more than one chair though, the sofa a but uncomfortable and just the eating area chairs not much to write home about. But the place was clean and the ocean a few steps away was more what sold me. Would stay here again. « less

This hotel has an excellent beach and provides chairs and umbrellas. The rooms are dated and the a/c stinks. We had a 1 br loft and there was one small a/c unit on first floor in living room so it was near impossible to keep the bedroom and loft cooled any near that room. Security is lacking - uses standard room keys which people constantly lose. « less

My husband and I have been coming here for years. If you are looking to avoid the Hamptons (and now Montauk) 'scene', this is the perfect location. The accommodations are simple and vary greatly in condition from unit to another. Some are painfully outdated with the furnishings and appliance in bad shape, but others are more updated. The owners are nice when you run into them as are the ladies at the front desk. However, don't expect the level of service you would find at more modern resorts. The "club house" is a glorified rec room with a ping pong table that looks like it has been there for over 40 years. There is a pool and tennis courts. No restaurant on site. There are vending machines now in the club house. While off-season rates are reasonable, the in-season rates are astronomical for the shape this place is in. « less

My husband, myself and 2 boys (10 and 6) were there for 3 nights July 23-26. A friend had stayed here about 2 years ago, so I knew what to expect. I found the location perfect, the beach was great, the pool was very nice and clean. Our unit was fine, it was a 1 bedroom ground floor. It was clean, kitchen was good, had huge closet for storing luggage and beach stuff. Suggestions: work on game room. We were right across the way and my boys liked to go there, it had a ping pong table, but no balls and the TV didn't work. I would like to see a little more put into that. The unit was a little run down, needed some paint, but overall it was fine. The place was very quiet and the staff was friendly. I would consider going there again, but after reading some other reviews may look for something closer to Montauk where we spent most of our time. « less

Our family(3kids) just got back from a three day, two night get away and stayed at the Ocean Colony Resorts. We had a one bedroom, with a loft which was perfect for us. The place was clean. The pool was centrally located and was great! The ocean was steps away and was magnificent. They provided chairs, towels and umbrellas that they brought to your location on the beach. Beach was private and not crowded. Keep in mind, Montauk is about a 10-15 minute drive away which was fine for us. Overall great stay! We'll be going back next year. « less
