I'm a bit at a loss to understand the negative reviews on here. Perhaps there is variability in the accommodation or in visitors expectations.
I stayed as part of a group of 3 friends over the end of April and early May. We wanted a really relaxing week of swimming, reading by the pool, the odd excursion - and this fitted the bill perfectly. All 3 of us tend to spend our holiday in budget/mid-priced accommodation - backpacking etc, but we are also used to staying in upmarket places for work.
The positives: We had a lovely villa - it was spacious, comfortable, felt private and had stunning views across the bay. A fantastic spot for drinks on our balcony at sunset.
The location for us was perfect. The view was sensational and being a bit out of town meant much more peaceful surroundings. The walk into town took us 20-30 minutes which we found to be a pleasant walk at the end of each day and beautiful views along the way. The hillside location meant that each of the villas had a view & some privacy and there were lots of different terraces available in the shared areas.
It was wonderfully peaceful. We stayed out of season so many times had the swimming pool entirely to ourselves and our pick of places to eat, drink, read etc in.
We had a very decent service experience. Although not all of the staff could speak good English - everyone we met had a very helpful attitude and plenty of willing. There were 2 people who spoke good English so if we had a more complicated query we would seek them out and they looked after us very well. I would make particular mention of Teksen, who was often to be found at the front desk and his customer service was excellent - he resolved every question we had, made us feel very welcome and organised a very good price for an excursion.
We ate at the resort on one night (as it was low season, we advised our intention to dine there that morning) and had an absolutely delicious meal of calamari, bream and a Turkish equivalent to rice pudding. This was similarly priced to restaurants in Kalkan
Some negatives: None of these things bothered us particularly - but I mention them in case it matters to others. Being as we were travelling in low season, some of the facilities were not yet running (e.g. the boat shuttle into town, the bus around the resort & the children's pool up the top of the resort - the 2 pools in the centre of the resort were both open and serviced by the staff) The hillside location did mean lots of steps and it might be a bit difficult for those who are less physically able or very young. The decor isn't cutting edge and in some cases may be a bit dated - (but that said, everything we came across was perfectly functional). All standard facilities; fridge, a/c, washer, oven/hob, t.v. several english channels, bin collection daily and linen change/cleaning service every other day. Breakfast and lunch were not exceptional for the price and we found ourselves self-catering for these meals. There's a local shop for essentials up the top of the resort where the childen's pool is. There are quite a few cats around. We befriended our local cat and they were easy enough to ignore. Our villa was near reception in the middle of the resort, just a few minutes walk from our back terrace down to the pools and the sea. Would recommend this area as its close to facilities and not too far to walk back up to the main gate into town.
Kalkan itself was very relaxed and welcoming when we were there - a more lively resort in high season. Stunning views and 2 spectacular beaches each a car/bus/taxi ride away. This resort (as do others) has access to the sea and safe areas to swim - the water was beautifully clear for our visit - if a bit chilly! Lots of lovely restaurants where all the waiters spoke very good english (much better than my Turkish) but definitely London prices. For meat eaters, would recommend the lamb chops at The Old Trading House!
A market on a Thursday, although again not particularly cheap. Generally lots of shops to pick up essentials, jewellery or other crafts. Apparently quite a few English people own villas here so there was talk that the tourism was 90% English in the high season.
Overall - we were very happy with our visit. It was exactly what we wanted - restful, relaxing, beautiful views, swimming and reading. Given the price we thought this was excellent value for money and will definitely consider going again.
I can imagine that you might be disappointed if your expectations were for a 5* resort with the latest in luxuries and to be waited on hand and foot. However, in my experience such holidays tend to come with a much higher price tag.

This resort consists of a hotel and various self catering apartments and villas. We stayed in one of the apartments at the very top of the resort. This apartment was incredibly dated inside, and certainly not what the owners website had described. It is a little unfair to talk about our dissatisfaction with the apartment in here, but some advice to people looking is check, check and check which apartment you are in and the location. The lady who did our check in said the resort and apartments had seen better days - she wasn't wrong! So, the resort. Hilly! It was well over 300 steps down a cliff face to the pool, let alone water front. I would not travel and stay here if you have children, walking issues or unfit. It is exceptionally steep and the steps a death trap in some parts. We met a couple who had fallen down and really injured themselves. There is apparently a mini bus that runs from the pool level to the top, but it's rather infrequent - good 30 min wait some times when we spoke to people who used it. The views over Kalkan bay though is pretty. There is also a boat from the resort to the town which is handy. Taxis can be easily found, along with buses on the road at the top. You can walk in to Kalkan, we did this several times along the top road as the views were stunning. There are also a lot of cats in the resort - I'm a cat lover, so no issues for me, but if you aren't, they will come up and bother you for food etc from your balcony, back door, front door,steps etc. There are two pools, one adult only, the other caters for children. The adult only pool was disgusting when there. Green and murky. We didn't swim in it. The resort staff drained it whilst there and the bottom was full of gunk. Disgusting. It also wasn't heated. It really wasn't a beautiful pool as we had been hoping for. There is no beach, just steps down in to the sea which was fine, albeit the sea was incredibly choppy when there. Food in the poolside restaurant is massively over priced. First day ordered a ham sandwich and chips, came to nearly £20! Didn't make that mistake twice. Stale roll, two pieces of processed ham and a gherkin, alongside undercooked chips. Staff are really rude as well. Disgusting. We then went and made our lunch from the small store at the top of the resort on the other side of the road which had bread, cheese, milk etc. much better option and served minus attitude! All in all, I'd go back to Kalkan as its a beautiful place, great shops, restaurants, bars and people - just not this tired, dated resort. Not for us. « less

The hotel was quiet as early April is the very start of the season but the setting, gardens and views over the bay of Kalkan and surrounding mountains are absolutely fantastic and dramatic. The corner room with sea view and balcony was very specious and presented to high standard. The centre courtyard is lovely and the gardens laid out as multiple terraces of all shapes and sizes overlook the sea in a dramatic fashion over a 200m stretch of turquoise coastline. The main pool area is big with a very nice Italian bar/restaurant also overlooking the sea and there is even a slightly small pool area for adults only. The staff was friendly and helpful. The hotel within secluded grounds was only a few minutes drive from the charming and dynamic town centre. Would certainly recommend the Patara Prince to all who want to stay in Kalkan in style. « less

This place was booked as a Getaway on Interval International. The pics looked great, but upon arrival we quickly realized that it was mostly pics of the hotel, Patara Prince, not of the timeshare, Club Patara. Our checkin was very old-school, noncomputerized, and seemed very wishy-washy, as the reps did not speak very good English, but seemed to know how to nickle and dime you for things such as having to purchase our own toilet paper. We had to pay for water and electric separate from the stay fee. Also, for all 7 days we had the odor of sewer in and around our extremely outdated room. The shower was tiny and there were new sewer flies flying around our bathroom every morning. For two days of our stay there was a supply water pipe leak, which management was not initially aware of, for which was also charged to our water usage. Also, we were ignored on one evening when attending the dinner service, which was rectified later when management was made aware of the situatuon by myself. The only good thing about this place was the view from the balcony. Other than that, I would recommend a stay at the hotel, Patara Prince, instead of the timeshare. « less

We have just returned from a 4 week stay at Patara Prince Hotel, after spending 4 weeks there earlier in the year. For us to return to the same place twice in one year, and spend 8 weeks in total, says a lot. The hotel is small and very personal, although the surrounding complex is larger and shares the facilities of the stunning gardens and grounds, including delightful swimming pools. Its location is approximately 1 mile fromk Kalkan centre and the hotel has direct acess to the sea and offers a boat service to Kalkan Marina during the high season for those who do not want to walk or taxi it. The local dolmus service is a bit hap-hazzard but very cheap.
The design of the hotel complex, the work of Turkish architect, Turhan Kaso, is unique and stunning and occupies what must be one of the best positions in the Kalkan Bay. The staff are excellent although it must be said that only a few of the original staff stay from one season to the next. We have nothing but praise for the Reception Staff, the Waiters and the Chefs. We were made to feel very welcome and the hotel is small enough to offer very personal service.
