Property Description
A large apartment house comprising of 7 self catering apartments which can sleep up to 34 guests, ideal for family groups, weddings, family ski or activity holidays, we also arrange and accommodate some youth groups activity holidays. The house has a breakfast/ dining/ bar room and half board is available on request to larger groups. We are happy to offer sole occupancy for groups of over 14 people and can arrange private transfers/ local transport for groups if required.
Each apartment is south facing with a large balcony which is approximately 20m2 and large enough to dine outside on in the warmer months. The views from every apartment are stunning overlooking the town of Lienz and the Lienzer Dolomites mountain range. The swimming pool and garden are private and a great place to enjoy the sun and views in the summer months -we often arrange barbecues around the pool.
The hotel is situated at 875m above sea level, just above the town of lienz which is at 675m, its a pleasant walk to town which is approximately 2km away, the Zettersfeld ski lift is just 900m from the building and in winter we offer a private shuttle service to house guests. The road is regularly cleared of snow and gritted so driving is not usually a problem. The Zettersfeld is a good family ski area with skiing from 1800m- 2300m the resort is snow sure and is open from early December until the end of March.
The apartments are purpose built as holiday accommodation and have all been recently refitted with quality furniture whilst retaining a modern Austrian style.
Lienz is know as the sonnenstadt as it has the most hours of sunshine per year in Austria, located in the Southern Alps the weather is considered to be more Italian than the wetter Austrian northern Alps- its a very popular destination for tourists who enjoy the mountains and sunshine and offers a good combination of warm days with cooler nights -with lots of outdoor swimming, lakes and pools.
Green Sustainability
Situated in such a beautiful natural location we are very aware of our green responsibilities- here are a few measures we have undertaken to reduce our footprint:
We fully recycle all rubbish, we only wash laundry/ towels on request to reduce wash cycles. All our water is heated by solar panels in the garden. We only use local sourced food for the breakfast and support local farmers products with our 'help yourself shop' with local jams, apple juice and breakfast goods...
We have undertaken a heat loss/ energy reduction plan to reduce our fuel usage by 35%. We offer guests a house ski shuttle so there are fewer single occupancy car trips which reduces the local traffic, ski parking problems and emissions.

We do not have a dedicated functions room but groups often use the breakfast room for meetings, seminars... its a nice room with good views, the seating can be arranged in 1 large group or separate working groups the room also opens onto a covered patio and outside area with some seating which is great for breaks. Each apartment also has a large lounge the 4 type B apartments have large tables for 6 people which are also an ideal for work space or for private meetings- the areas are all light and airy- a nice place to work.
