I went into my stay here expecting a 2.5 star experience and was pleasantly surprised when the hotel was a solid 3/3.5 star property. It appears as though the hotel might have been used for another purpose at one point and has been recently renovated.
The common areas were very nice and updated. The room was good sized with all the amenities I could have asked for. It was quiet and the bed was very comfortable. I slept like a baby.
The breakfast was better than I expected as well. The area the hotel is in is very nice and I had easy access to 435.
A previous poster had complained about them not allowing firearms. I think they only mean open carry of firearms. I was armed to the teeth during my stay but since I don't open carry nobody was the wiser.
The hotel did have a couple of flaws. There are a couple of rooms literally right off the breakfast area and you could have groups of people eating and talking right outside your door. That was odd.
An issue that I noticed was that the clerk was hardly ever at the desk. There is a room right off the front desk where the employee would always be so even though I am sure they could see people coming to the desk on their camera it gave the guest the impression that they were walking into an unmanned hotel.
I don't think this is an issue with a hotel that requires the use of a room key to enter after hours, but it is good to have a clerk visible to "eye-ball" people coming in in the middle of the night.

The eggs had water sitting and it looked nasty. The safest bet was fruit for breakfast. The positive is it was quiet and I had a good night sleep. « less

Thank you for your concerns! Guest responses are imperative to the success of the hotel and we appreciate all feedback we receive. Guest feedback always gives us an opportunity for continued learning and training as well as acknowledgement of a job well done. Our Morning Breakfast is an area that we continue to concentrate on for improvement. Our scrambled eggs are not made with water so I dont understand how they were sitting in water however we are monitoring the eggs and condensation of the eggs as they sit in the warmer for consumption. Our breakfast does include flavored waffles, eggs, sausage, biscuits and gravy, variety of breads and muffins, yogurts and cereal. Fresh fruit in the morning is always a bonus! Our pillows are Choice approved and have been popular amongst many of our guests however we do understand it is a personal preference. We are pleased to hear you did get a good nights sleep as that is ultimately our goal. Again thank you for your comments and opportunity for training our staff for improvement.

We have stayed at this Inn many times, mostly because of the convenient location. At this most recent visit we discovered the "no firearms" sign on the front door. Such signs do not prevent anyone intent on mayhem from entering with a firearm; on the contrary, they say in effect "It is safer use your weapon here because it is less likely that there will be anyone around to oppose your evil intent." Anyone who might oppose that evil intent (for example someone who carries a concealed carry permit) would not be able to because he/she would lose their permit if caught carrying on the property. I consider this Inn to have reduced the level of my wife's and my safety while staying. I'd advise against a stay, especially if you "carry" for your safety while traveling.
When I commented to the desk staff, they were quite rude, especially the young guy who came out of the office. « less

Thank you for your response. We do understand your concerns but please keep in mind that Overland Park has passed a open carry city ordinance. The property has made the stance to inform our guests that this property does not allow open carry inside the building for the protection, respect and consideration of all of our guests. The arguement could indeed be made that it is safer when guns are allowed in an establishment however this is not our position to state which is safer but simply inform our guests of our stance of open carry guns in our hotel. I will note that we have not had issues with this previously and do apologize in advance for those that do not agree with our policy. The hotel staff continues to abide by all safety training and safety related issues so that our guests employees and the property overall is in compliance.

We booked our room through Priceline. I called ahead of time to request a double bed room. The manager responded and I quote " Take it up with Priceline". If the hotel is not interested in using Priceline services, they ought not sign up with them. I am not sure of the degree of customer service training at this location. It is absolutely horrible. We were not able to sleep the first night due to extreme noise from the room above us. We brought this to the staff's attention with no resolution. « less
